When generative artificial intelligence (AI) exploded into public consciousness in late 2022, the title and escrow industry, like most sectors, watched with a mix of curiosity and caution. What began as a novel experiment for drafting emails or proofreading documents has quickly evolved into a transformative force shaping operations, security and strategy across the real estate closing landscape. Now, according to Qualia’s “State of AI in Title & Escrow 2025” report, the industry has entered a new phase—one where AI is no longer an emerging technology, but an integral part of day-to-day workflows.
